Performs preventive maintenance to maximize uptime and reliability of building infrastructure. Schedules and leads required testing of electrical, emergency power, fire alarm and related systems. Completes routine as well as emergency work orders (i.e., power outages, fire alarm troubles, generator failures etc.). Performs daily preventive maintenance in all Wake County facilities. Oversees contractors that bid and perform related work. Maintains, enters, and distributes information on repairs and requests with GSA's Computerized Maintenance Management System (CMMS). Maintains records on equipment inventory including, warranty paperwork, required testing, age, model and serial number. | | | | | | | | |

Completes time sheets, material requisitions and processes invoices and credit card transactions in accordance with departmental requirements and county policy. Generates tracking reports, project estimates, material lists, and other supporting documents and reports as needed. Maintains equipment inventory to include maintenance and service records. | 3 | 10% | • | Receives, assigns and completes work orders within the CMMS database. Plans and supervises work associated with service requests. Inspects work sites for quality control, quality assurance, and completion per project specifications and department standards. Enters, updates and maintains accurate records and PM schedules into GSA's CMMS database. | 4 | 10% | • | Prepares electrical, emergency power and fire alarm systems for severe weather and adverse conditions. | 5 | 10% | • | Plans, schedules and completes special project work to support divisional programs and work order management. Reviews plans and specifications to insure project meets county standards, local ordinances, and applicable codes. Inspects work sites for quality control, quality assurance, and compliance with project specifications. Coordinates work with designers, contractors, and other stakeholders. | 6 | 10% | | | | | | | |

Additional Responsibilities | • | Responds to adverse weather events and emergency response operations as required.
