Additionally, coordinates Board approvals of all Wake County Public School System in acquisitions of property for schools by coordinating Board approvals and also provides support to other Wake County departments such as Parks and Open Space, Housing and Community Revitalization, and Solid Waste for land acquisition directly related to activities managed by those departments. Manages maintenance comprehensive database of all County real estate assets; assisting the County Attorney's office in the preparation of legal documents relating to transactions and presentation of all matters to the Wake County Board of Commissioners for approval. | | | | | | | | |
Essential Functions | | | Priority | % Time | • | Participates in annual planning, coordination and designation of real estate assignments for other department Real Estate Specialists and themselves, in coordination with Department Head and other senior staff. Also participates in development of annual Department Business Plan. | 1 | 10% | • | Provides guidance to other department Real Estate Specialists for assignments implemented within designated CIP elements, Master Planned programs and other County real estate service sectors. | 2 | 5% | • | Provides liaison services for Wake County School System real estate and landrights activities, including coordination of agenda items for Board approval related to school land acquisitions and leases. | 3 | 10% | • | Directly manages own real estate assignments including acquisition and/or lease processes to obtain properties for County's CIP and other County department programs. Coordinates property closings, overseeing signing of documents and disbursement of funds. | 4 | 25% | • | Develops business cases to obtain approval for major real estate decisions including acquisitions, dispositions, consolidations, etc | 5 | 10% | • | Analyzes information on property values, taxes, zoning, population growth, traffic volume and traffic patterns to determine if property should be acquired. Compares subject property with similar properties that have recently sold to determine competitive and appropriate market price. | 6 | 10% | • | Negotiates land and building leases and lease extensions on behalf of County departments. Coordinates suitability of property and/or building space with County end user and General Services and confirms lease rate for incorporation into respective department operational budgets.
