Performs preventive maintenance to maximize uptime and reliability of building infrastructure. Assists in performing required testing of plumbing, fire protection and related systems. Completes routine, preventative maintenance as well as emergency work orders as assigned including stop ups, frozen pipes, leaky pipes or plumbing fixtures, pump failures, etc. Monitors work progress completed by contractors. Enters information on work orders including time, materials and field notes on maintenance and repairs into GSA's Computerized Maintenance Management System (CMMS). | | | | | | | | |
Essential Functions | | | Priority | % Time | • | Repairs, replaces, upgrades, and maintains equipment related to the plumbing systems and infrastructure. | 1 | 50% | • | Repairs, replaces, upgrades, and maintains equipment related to the fire protection systems and infrastructure. | 2 | 20% | • | Assists with the testing of plumbing systems, fire protection systems and completes preventative maintenance on a regular basis. | 3 | 15% | • | Completes administrative duties to record labor hours, materials, expenses, and work orders. Maintains records of personal and team activities. Records time worked in the online timesheet system (ESS) provided for County employees. Records work tasks completed with required data in the work order management system (Maximo). Maintains other reports and documents as required by program standards. | 4 | 10% | • | Prepares plumbing and related systems for severe weather and adverse conditions such as extreme cold temperatures or heavy rain. | 5 | 5% | | | | | | | |

Additional Responsibilities | • | Responds to adverse weather events and emergency response operations as required. Cleans up and restores county properties after damage due to natural events, civil protests or other unplanned events. | • | Assists with welding and fabrication as needed. | | | |
