Primary Purpose

Completes repairs, replacements or upgrades to all Wake County plumbing, fire protection, piping systems and related devices. Performs preventive maintenance to maximize uptime and reliability of building infrastructure. Schedules and leads required testing of fire sprinkler systems. Completes routine as well as emergency work orders (i.e., stop ups, frozen pipes, leaky pipes or plumbing fixtures, pump failures, etc.). Performs daily preventive maintenance in all Wake County facilities. Oversees outside contractors that bid and perform related work. Maintains, enters, and distributes information on repairs and requests with GSA's Computerized Maintenance Management System (CMMS). Maintains records on equipment inventory including, warranty paperwork, required testing, age, model and serial number.

Repairs, replaces, upgrades and maintains equipment related to the plumbing and fire protection systems and infrastructure.

Monitors and inspects the sites serviced by plumbing and fire protection maintenance contractors to ensure sites are serviced as scheduled and in accordance with the contract specifications. Prepares reports to document site inspects. Reviews contractor invoices for accuracy and completeness.

Completes preventative maintenance, tests, and inspects fire protection and plumbing systems as needed or required by code.

•

Receives, assigns, and completes work orders within the CMMS database. Plans and supervises work associated with service requests. Inspects work sites for quality control, quality assurance, and completion per project specifications and department standards.

•

Prepares plumbing and related systems for impending weather such as extreme cold temperatures or heavy rain.

•

Completes administrative tasks in support of program services, work order management, and special projects. Completes time sheets and material requisitions. Processes invoices and credit card transactions in accordance with departmental requirements and county policy. Generates tracking reports, project estimates, material lists, and other supporting documents and reports as needed. Maintains equipment inventory to include maintenance and service records.

Additional Responsibilities

•

Responds to adverse weather events and emergency response operations as required. Cleans up and restores county properties after damage due to natural events, civil protests, or other unplanned events.

•

Assists with welding and fabrication as needed with plumbing department.

•

Serves in an on-call role to respond to after hours work.


*IMPORTANT* In the event of an emergency, as determined by the County Manager or designee, participation in preparedness and response operations should be expected. Employee may be required to fill a temporary assignment in a role different from standard duties, work hours and/or work location in preparation for, during and after the emergency. Employee may also be required to participate in relevant exercises and regular preparedness training.

Qualifications


Required Education

High school diploma or GED

•

Ability to lead the troubleshooting process in plumbing, piping or fire protection systems.

•

Basic computer skills for data entry into Computerized Maintenance Management System.
